Coworking spaces in Yerevan: how to choose one as an IT worker
Spaces confirmed open in 2026
The scene changes quickly: spaces close, move or rebrand. We only list places we could confirm with a recent source.
- Hero House (60 Sundukyan St). A hub for founders, developers and startup teams. It is the Armenian base of SmartGateVC and hosts Armenian Startup Academy programs. In February 2026 Ucom announced it was continuing as the hub's connectivity partner.
- LAN (formerly Letters and Numbers, 35G Tumanyan St). A smaller space with a café, a garden courtyard and regular events. Its website lists weekday hours of 10:00–22:00 and weekend hours of 10:00–16:00.
You will also see names such as Impact Hub Yerevan and 256 HUB in 2025 guides. Check their current prices and hours directly before you commit. Never prepay a month without visiting first.
What to compare before you pay
- Price and what it covers
A hot desk costs less than a dedicated desk. Ask whether coffee, printing, a locker and meeting-room hours are included. - Access hours
Not every space is open 24/7. If your clients are in the US or Asia, this matters. - Internet and power
Ask about speed, a backup connection and an uninterruptible power supply. Video calls depend on it. - Call booths and meeting rooms
Check whether there are phone booths, what a meeting room costs per hour and how far ahead you can book. - Payment and invoices
Card, bank transfer or cash. If your company pays, ask for an invoice issued to your sole proprietorship or LLC.
Using a coworking as your LLC's legal address
To register an LLC in Armenia you need an address in the country and proof that you may use it. This is usually a lease or the owner's consent. Some coworkings and virtual-office providers offer this as a service.
What to check in the contract
- It states explicitly that the address may be used as the company's registered address.
- Mail and notices from the tax authority and banks are received, and you are told about them.
- The term is at least as long as you plan to stay at that address.
- It is clear what happens if the coworking closes or moves.
When you open an account, the bank may ask where the company actually operates. An address without a supporting contract invites extra questions. See how to register an LLC in Armenia for the full process.
Alternatives to a coworking
- Cafés. The city centre has plenty of places with Wi-Fi and sockets. Good for a few hours, noisy for calls.
- Working from home. If you are renting, test the internet and noise level before signing. Tips are in our guide to renting an apartment in Yerevan.
- The new TUMO complex. In February 2026 construction started on an engineering and applied sciences complex next to the TUMO Center. The plans include TUMO Labs, 42 Yerevan and coworking areas. It is a building site for now, not a place to work.
Common mistakes
- Buying a monthly plan based on an old blog post. Prices and addresses change, and some spaces have closed.
- Not testing the internet at peak hours. It is fast in the morning and patchy in the evening.
- Putting a coworking address in your LLC documents without a contract that allows it.
